The Department for Levelling Up, Housing and Communities has published new guidance on the updated smoke and carbon monoxide alarm regulations coming into force on 1 October 2022.

As of 1 October 2022, the Smoke and Carbon Monoxide Alarm (Amendment) Regulations 2022 will require all PRS landlords to ensure that:
- At least one smoke alarm is equipped on each storey of their homes where there is a room used as living accommodation (a legal requirement in the PRS since 2015).
- Carbon monoxide alarms are equipped in any room used as living which contains a fixed combustion appliance (excluding gas cookers).
- Smoke alarms and carbon monoxide alarms are repaired or replaced once informed and found to be faulty.
Landlords who fail to comply with the new regulations will face fines of up to £5,000.
